Completing your course before pre-approval will help you confidently understand the home buying and mortgage processes from start to finish. Some home buyer education programs can unlock additional benefits, like down payment assistance, which will require course completion before approval.

These Massachusetts homebuyer education providers offer classes that help guide you down your path to homeownership, and taking one of these classes before you buy is required to get a ONE Mortgage. Contact a provider for details and to sign up.
While buying and renting each have advantages, renting benefits include the flexibility to relocate, not paying for maintenance costs, and a possibly lower housing payment. Homeownership benefits include building equity in your home, tax benefits, and pride and accomplishment in owning your own home.
For families larger than eight, add approximately $9,250 for each member. Income guidelines are subject to change. This program and grant is restricted to households below 120% of Area Median Income (AMI.)
Community-based counseling agencies certified by HUD and approved by HPD to participate in the HomeFirst program will promote the program through newsletters, flyers, and seminars; distribute program guidelines; and enroll consumers in Homebuyer Education classes. The counseling agencies will also certify income eligibility for the Down Payment Assistance Program, counsel consumers about program requirements, certify completion of Homebuyer Education classes, and refer consumers to participating lenders for pre-approval. If a Great Choice Home Loan sounds like it might be right for you, we encourage you to start by attending a homebuyer education class. This class is required for down payment assistance. THDA manages a network of approved homeownership counselors who teach homebuyer education classes.

MassHousing raised income eligibility for the DPA program in November 2019 for first-time homebuyers purchasing in Boston or buying in one the state's 26 "Gateway Cities." Boston and Gateway City homebuyers can earn up to 135 percent of the area median income (AMI). Homebuyers in the rest of Massachusetts can make up to 100 percent of the AMI. The Commonwealth's Gateway Cities include Attleborough, Barnstable, Brockton, Chelsea Chicopee, Everett, Fall River, Fitchburg, Haverhill, Holyoke, Lawrence, Leominster, Lowell, Lynn, Malden, Methuen, New Bedford, Peabody, Pittsfield, Quincy, Revere, Salem, Springfield, Taunton, Westfield, and Worcester.
The HomeReady mortgage does not have income limits for homes located in low-income census tracts. Fannie Mae provides an online eligibility tool where consumers and lenders can enter property addresses to determine what if any, income limits may be in place for a particular address. In Massachusetts, there are 1,478 census tracts, and 33 percent do not have income limits. Non-borrower household income is not counted toward income eligibility limits.

The City of San Antonio (CoSA) Neighborhood & Housing Services Department (NHSD) offers homebuying assistance with two programs: First Responders Homebuyer Assistance Program (FRHAP) available to eligible CoSA uniformed firefighter and police employees. Also, the Homeownership Program for Employees (HOPE) offered to eligible CoSA civilian employees.

The NJHMFA Down Payment Assistance Program (DPA) provides up to $15,000 for qualified first-time homebuyers to use as down payment and closing cost assistance when purchasing a home in New Jersey. The DPA is an interest-free, five-year forgivable second loan with no monthly payment.To participate in this program, the DPA must be paired with an NJHMFA first mortgage loan. The first mortgage loan is a competitive 30-year, fixed-rate government-insured loan (FHA/VA/USDA) or conventional mortgage, originated through an NJHMFA participating lender.
